The 450K project anchored the revitalization of Washington, DC's Mount Vernon Triangle neighborhood, transforming a vacant parcel in one of the city's fastest-evolving submarkets. Located two blocks from the Mount Vernon Square Metro station and adjacent to the Convention Center district, the 13-story high-rise delivered 133 luxury apartments targeting young professionals drawn to the neighborhood's walkable urban character and proximity to downtown employment centers.
The ground-floor Busboys and Poets restaurant activated the streetscape and became a neighborhood anchor, providing a community gathering space that reinforced the building's integration into the broader urban fabric. The development capitalized on strong fundamentals including transit access, new retail amenities, and robust job growth in adjacent office corridors. The project achieved the highest per-square-foot rents in the submarket and earned a PACE Award for exceptional lease-up performance, validating the location strategy and execution quality.
