Project Overview

This pioneering privatized lodging portfolio transformed temporary housing for DoD personnel across 25+ military installations nationwide, replacing aging government quarters with contemporary hotel-quality accommodations. The program served active duty military members on temporary duty assignments, military families in transition between permanent duty stations, and official government travelers.

Each facility was designed to meet both hospitality industry standards and military operational requirements, incorporating secure access systems, fitness centers, business facilities, and dining options while maintaining proximity to base operations. The development process required extensive coordination with installation commanders, compliance with federal procurement regulations, and adherence to Unified Facilities Criteria (UFC) standards.

The financing structure combined private equity, government guarantees, and revenue bonds backed by guaranteed occupancy agreements. The project achieved significant cost savings for the Department of Defense while improving service quality and guest satisfaction scores, validating the public-private partnership model for mission-critical hospitality infrastructure.
