This 78,000 square foot mission-critical facility modernized the University of Nebraska Medical Center's surgical instrument processing operations, replacing decentralized facilities with a centralized, high-efficiency sterile processing department meeting current industry standards. The building houses sophisticated decontamination areas, instrument processing rooms, sterile storage, and distribution operations supporting Nebraska Medical Center's 718-bed acute care hospital.
The design incorporated specialized infrastructure including isolated mechanical systems maintaining precise temperature and humidity controls, negative pressure environments for contaminated areas, redundant utility systems ensuring continuous operations, and advanced security systems. Construction phasing enabled operational continuity throughout the transition, with temporary facilities maintaining full surgical schedules during the development period.
The 20-year absolute net lease structure provided an institutional-grade credit tenant investment with UNMC responsible for all operating expenses, maintenance, taxes, and insurance. The credit tenant lease model enabled efficient financing at favorable rates backed by UNMC's AA credit rating. Post-completion performance exceeded efficiency targets, reducing instrument turnaround times and supporting increased surgical volumes.
