Project Overview

This 125,000 square foot Community-Based Outpatient Clinic serves veterans across North Carolina's Triad region, providing comprehensive outpatient services closer to veterans' homes as part of the VA's nationwide strategy to expand access beyond large medical center campuses. The facility accommodates primary care, mental health and PTSD treatment, specialty clinics, women's health services, diagnostic imaging including MRI and CT, laboratory services, and physical therapy.

The facility design incorporates VA's standardized program requirements including enhanced security systems, separate entrances for behavioral health services ensuring patient privacy, on-site pharmacy with controlled substance storage, and technology infrastructure supporting VA's electronic health record system. The development process required extensive coordination with VA's Office of Construction & Facilities Management and compliance with federal accessibility standards.

The 20-year net lease structure backed by the full faith and credit of the United States Government created an investment-grade asset with federal tenant credit quality. The credit tenant lease model enabled efficient permanent financing at Treasury-rate premiums. Post-occupancy utilization has exceeded projections, with the facility serving over 18,000 veteran patients annually and reducing travel burdens for rural veterans.
